I have been a property investor for 15 years, buying my first property in 1995 before buy to let mortgages existed! I buy property together with my husband Dave, who manages our properties - which are all local. We currently own 63 properties worth around £10M and have net positive monthly cashflow of over £20k per month from the properties.

I have been a franchisee of a national company that sources BMV leads for four years, and have learnt much during this time about how to source, analyse and structure below market value property deals; as well as networking closely with 100 other franchisees from all over the UK, which has added to my knowledge and experience.

I am a great believer in self-development and support such people as Anthony Robbins, Brian Tracy and T Harv Eker, to name only a few! I also love the idea of multiple streams of income, but also believe that any additional streams of income should only be adopted in such a manner that it will not be to the detriment of one's main business. My primary source of income and my main interest, is of course property - and I fail to see how anyone could not want to be a property investor... it's great!

From 'accidental landlord' to industry reformer

James Davis' initial exposure to the world of property was as an 'accidental landlord' at the age of 22. Unable to afford the purchase price of a property in London having just finished university, he was still keen to get on the property ladder. He persuaded his bank to lend him the money to buy a house big enough to enable him to rent out several rooms in order to generate income to help pay the mortgage. This was before the time of buy-to-let mortgages, and the bank requested James submit a business plan to the bank before it would loan him the funds.

The success of this strategy made James realise that buying property and being a good landlord was a sound, long-term investment and income-generating strategy. He now has nine two- and three-bedroom flats in North West London, and five properties in Swansea.

12 years' experience of being a residential landlord gave James an in-depth understanding of the frustrations faced by renters looking for their ideal place to live. At the same time he also knew from his own experience that - for landlords - finding tenants was very time consuming. 2009 is my 13th year in the financial services industry. I started as a financial consultant for City Financial Partners Ltd ending my term there as a junior partner before the firm was sold to Lincoln Assurance in 1999. I later went into investment banking starting with HSBC Private Clients before being head hunted to a German investment boutique where I later became their youngest Head of Property Finance.

My career also took me to Washington DC where in 2005 I help set up a Foreign Exchange dealer for a friend; he later sold it to Reusche international for several millions. Reusche is now part of Travelex Global.

After that time, I had set up and sold several mortgage practices and now split my time between Hong Kong and London running Fontis Capital a specialist bridge finance lender, a City based wealth management advisory firm, Red-to-Black.co.uk a national debt management company and advising private clients on commercial deals and finally expanding my own property portfolio.

 
When I make time away from the office, I enjoy motorsports and modifying high performance cars. I also play a mean game of squash and I like to improve on my golf.
